Beautiful Tuscan villa, panoramic views, close to Lucca and Montecatini. Situated undisturbed on the hillside, only 1km to village.


Villa Flavia is a gorgeous, majestic farm house surrounded by breathtaking views and olive trees on a large plot of land. Outside there is a shady veranda with outside kitchen and dining table that seats 10 people. In addition there is a large sun terrace with a grand swimming pool.

The house is situated in the middle of the magical Tuscan countryside, not far from the city of Lucca, in the hills between the walled village of Buggiano Castello and Stignano and close to Montecatini Terme.

The space

A peaceful, beautiful spot in the hills with lovely views. It seems like you are detached and in the country but just roll down the hill and you will be in Montecatini in 10 minutes.

The Villa is a 45 minutes drive to Pisa Airport, door to door and Lucca and Montecantini are almost on your doorstep.

Organise a day trip to Lucca, Florence or Montecatini. The train station is a few minutes away and there are regular trains to all of these destinations.

If you enjoy trekking and cycling, there are beautiful routes starting from the house.

There is a also a pristine swimming pool to relax at after a day of sight seeing and a fantastic outdoor kitchen for evening dinners.

What's Nearby

Buggiano’s territory, first inhabited by the Ligures and later by the Etruscans and Romans, has always been strategically located: its hills dominate the road connecting Florence and Lucca. Following the Romans, the Lombards also left traces of their settlements in the area. Buggiano thus witnessed its own family of lords reigning over the feudal society: the Lombards of Moana, whose captain Sigifredo is cited in a parchment dating to 991. Yet a document from 1191 records the presence of a chief magistrate and consuls, evidence of the emergence of the first independent towns.

Buggiano’s people, as faithful Tuscans, fought numerous internal battles and others with bordering towns. The territory was highly disputed between Florence and Lucca: in 1315, in the Santa Maria forest, the battle of Montecatini took place, a battle between Lucca’s Ghibellines (led by Uguccione della Foggiola) and the Florentine Guelfs.
